A town centre retail development carried out in 1996/97 on a speculative basis. The site is located at the edge of the prime pitch and was let to River Island, Dixons and Toni & Guy.
The completed investment, which also included a unit for Oxfam, was sold in September 1998, during the Asian currency crisis, to Royal London Asset Management for £6 million, reflecting an initial yield of 5.8%.
